No, it is forbidden to smoke anywhere inside the building. You may smoke outside the hotel entrance.

However we have a special room, the SUPERIOR Double room, which has an outdoor terrace, so you may smoke on your private outdoor terrace as long as you close the balcony doors so the smoke smell does not come inside.

No lift / elevator, and no wheelchair access or accessible rooms – due to our historic grade II listed building status, unfortunately it was not possible to adapt this small building to include these. Staying here is like living in a traditional four level townhouse with stairs, just like many London townhouses and the other neighbours on our street. Walking up stairs keeps us fit and healthy. We also offer assistance to help you carry luggage.

No restaurant or bar – we are a small hotel with basic facilities therefore not able to offer this, however we are conveniently located in a great area with plenty of cafes, restaurants and pubs just across the road from the hotel.

No gym – we are a small hotel with basic facilities therefore not able to offer this, however we are located within 4 minutes walk of Hyde Park which is great for walking and running and doing outdoor exercise, and there are gyms and yoga studios nearby. Please read "Facilities" page for more info.

By focusing on just giving you the basic essentials we can keep our pricing in check for this prestigious central location.

No safe – however Reception has a safe if you would like to lock anything away.

No toothbrush, no toothpaste, no slippers, no bathrobe – however should you need any of these things they can all be found within 5 minutes walk from the hotel.

Iron, extra pillows, and blankets are all available on request from Reception.

Yes every room has a private bathroom.

The Standard rooms have showers.

The Deluxe rooms have whirlpool bathtubs with water jets for those who like their hydrotherapy.

For clarity the bathroom types are detailed in each bedroom description.

Yes, all our rooms have solid wooden floors.

Carpets are only in the public hallways.

None of the pillows or duvets have feathers, all bedding is hypoallergenic.

Yes all rooms have a window and all the windows can open. The openings are restricted so you cannot fully open, in accordance with UK health & safety.

No, but if you are travelling with friends or family, please put in a request and we will try to keep you as close as possible although we cannot guarantee this. Some room types also do not exist on the same floor. We only have on average 3 rooms per floor.

Yes we have rooms on every floor including the Lower Ground or basement level, like in most traditional London townhouses and like everyone else on our street.

This is normal for London so you will see many lower ground level apartments in the traditional areas of the city, including in our area of Paddington.

The benefit is that there are only a few stairs to get to this level.

The Ground floor is a few steps up from street level, which means the lower ground is not as low as you might think.

All our rooms, wherever they are located, are of the same high standard and all rooms have a window.

No, children cannot share beds if you have already reached the maximum number of 2 people in a Double bed.

Only infants under 2 years old can share a Double bed with their parents.

Otherwise the child needs their own separate bed, see below examples:
- for two parents and one child over 2 years old, you need to book a Triple room.
- if one parent and one child, you can share a Double bed
- Single beds are only for 1 person. No baby or infant can share a single bed with you.

No, we cannot put extra beds. However we do have rooms available for multiple occupancy of 3, 4, 5, 6 people in a room. Please see the “Rooms” section on the website.
